Why Asset Management Must Be Treated as a Core Business Capability

In many operations, maintenance still operates in a reactive mode. Teams spend their days responding to breakdowns, chasing urgent repairs, and dealing with repeated equipment failures. The result is familiar: lost productivity, unstable schedules, higher operating costs, and unnecessary stress on both maintenance and production teams.

But when organizations shift from reactive maintenance to a disciplined preventive maintenance approach, the impact can be significant.

One of the clearest examples comes from the Ayalon Wastewater Treatment Facility, one of the largest in Israel, treating approximately 80,000 cubic meters of water per day and about 2.5 million cubic meters per month. A few years ago, the facility was operating in constant firefighting mode. The team was dealing daily with a high number of failures, particularly around pumps, blowers, filtration systems, instrumentation, electrical systems, and control equipment. The operating environment is highly humid and wet, which naturally shortens equipment life and increases maintenance complexity.

In 2021, the facility implemented a digital maintenance management approach and began focusing much more deliberately on preventive maintenance. This included completing preventive maintenance tasks on time, ensuring those tasks were carried out fully and accurately with system-guided instructions, using detailed explanations and photos for each required step, and improving control over the work performed by service contractors.

According to the maintenance team, the results were dramatic. Equipment failures dropped to almost zero, equipment condition improved significantly, and asset life was extended. Just as importantly, all technical knowledge provided by equipment suppliers ,  including maintenance manuals, operating documents, and electrical schematics ,  was captured in the system. This meant that when new operations or maintenance employees joined, training became faster and more effective. Knowledge was no longer stored only in people’s heads; it became part of the organization’s operating system.

That is the real value of asset management. It is not just about fixing equipment. It is about improving reliability, protecting knowledge, reducing disruption, and creating a more stable and effective operation.
